Adam Stinespring builds AI around real business work.

I’m a full time Realtor in Lynchburg, Virginia. I use AI employees in my own real estate work, study where operating handoffs break, and build one defined job at a time for Realtors, property managers, and other owner led businesses.

I work inside the industry I write about.

I’m not approaching real estate as a software vendor looking in from the parking lot. I work with buyers, sellers, leads, listings, contracts, deadlines, CRM records, documents, calendars, and the ordinary follow through that keeps a transaction moving.

My public team profile lists me as a Realtor with Acree Brothers Realty Team in Lynchburg. My public Realtor.com profile and LinkedIn profile also identify my real estate work. My YouTube channel covers real estate for people who are considering or living in the Lynchburg area.

I have firsthand exposure to the leasing and maintenance workload inside Acree Brothers’ 127 rental operation. That experience informs my property management work, but I do not claim to be a licensed property management expert in every market. Laws, leases, brokerage rules, company policies, and software access must be checked for the actual business.

How I evaluate AI work

The model is not the employee. The workflow is.

A chat answer can be useful, but a business job needs more. It needs a trigger, approved information, tools, a source of truth, routine actions, written stop rules, logs, a finish line, and a person who owns the exceptions.

I start with the business constraint. What repeated job creates delay, lost opportunity, duplicated work, or dependence on one person? Then I map four things in order: context, connections, capabilities, and cadence.

Context

What is the job? Which facts, policies, examples, people, and definitions does it need to understand?

Connections

Which CRM, property system, inbox, calendar, document, form, phone record, or database holds the approved information?

Capabilities

Which routine steps can the employee prepare or complete, and which actions require human approval?

Cadence

What business event or schedule starts the job, where is the result recorded, and how does the team know it finished?

The source of truth remains the real business system. An AI employee should not create a shadow CRM, shadow property database, or shadow transaction record. It should move one job forward and record the approved result where the team already works.

Safety and reliability

Human approval is part of the design.

Real estate and property management include contracts, fair housing, screening, public property facts, client trust, resident safety, owner money, legal notices, emergencies, and deadlines. Those decisions do not disappear because a model can write a confident sentence.

I keep material communication and judgment with people. New workflows begin with old records and synthetic cases. They prepare work before they take live action. They use limited access, logs, stop controls, alerts, test cases, and a recovery path.

A useful employee also knows when it does not know. Conflicting dates, missing facts, unusual requests, expired access, sensitive messages, and actions outside written authority should stop and show a person the source, proposed action, and reason for review.

Research and practical guides

My 2026 property management workflow review covers 145 companies researched through public company information. It found maintenance coordination as a plausible first workflow at 119 companies, routing and exception work at 100, owner communication and approval at 91, leasing and turns at 70, and accounting or financial operations at 39.

The patterns overlap. The research is not a survey and does not claim those companies disclosed private pain. The report publishes the method, limitations, aggregate findings, and machine readable JSON and CSV files so the numbers can be checked and cited accurately.
